Hello, and welcome to the April issue of the Coastal Real Estate newsletter. We hope you had an awesome March and that April is even better!
It is that time of year again when Pattaya is invaded by the squirt gun armies celebrating Songkran. Our office will be closed from the 11th through the 19th so our staff can enjoy the festivities. We will reopen on the 20th.
We hope you enjoy the holiday and have a lot of fun. For those of you who prefer someplace quieter and leave town we hope you have a safe trip.
While we are on the subject of water, this month we are going to introduce you to a project in Na Jomtien that has a water theme. It is the Whale Marina Condominium and it’s really going to be something special.
Whale Marina Condominium
Whale Marina is a new condo project in Na Jomtien. The project was launched in 2015 amid much fanfare and progress has continued at a steady pace. Whale Marina has already garnered EIA approval and the project has been authorised by the Thai Marina Department.
Whale Marina will be a resort style condo development consisting of 3, 8-storey buildings with a total of 364 units. There are 27 unit styles to choose from. The vast majority of the units will have sea views.
The first floor of the buildings will offer parking and the many Whale Marina facilities including the private boat marina. Facilities at Whale Marina will include a water sport club, fitness center, 3 communal pools, a restaurant and coffee shop, security a rooftop garden and more.
The Water Sports Club at Whale Marina is designed to offer a choice of water sport activities to its residents by trained and certified professionals. Residents who enjoy water sports, will be able to go deep-sea fishing, diving, jet skiing, water skiing and a myriad of other activities. Trips to nearby islands will also be offered from the private marina.
Whale Marina will share the canal in the Tonhaad Lagoon with other marine themed residences such as View Talay Marina and the Jomtien Yacht Club.
Unit sizes will start at 29.13 square meters (Building B) and continue up with the largest units being offered in Building A. For a complete list of the available units, pricing and floor plans please contact one of the Coastal Real Estate sales staff.
All of the units in Whale Marina come fully furnished including electronics, wallpaper & curtains.
There is also an excellent payment plan available with the final payment on receipt of the Chanote, which is expected, in the second quarter of 2018. The time to act is now however as a lot of units have been sold already.

Cetus Beachfront
Only 15 Units Left!
You may have seen our Facebook post about this project on Jomtien Beach Road. It has done so well that there are only 15 units left in the main building and only 2 villas. Foreign quota is still available, so now is the time to snap one of the last few units from the developer.
Cetus Beachfront was completed last year and offers many amenities to its residents including two pools, a fitness center that is probably one of the nicest in town, a steam room and a game room. Laundry service is available as well.
The available units range in size from 39 to 89 square meters and the 3 bedroom villas are 95 and 130 square meters. All have been completely finished and are ready for occupancy.
We are currently offering a special in conjunction with the developer. You can move in with 50% down and the remaining balance paid in 2 years with no interest.

Upcoming Events
April of course is famous for Songkran, which is celebrated all over Thailand. Although it officially starts on the 13th many places, including Pattaya celebrate for several days so expect to get a soaking anytime in Pattaya after that.

Poi Sang Long Festival (Wat Muai To) | April 1st – 4th |
“Poi Sang Long” (Ordaining the Beloved Sons) is also known as “Baud Luk Kaew” (Jeweled Prince), is one of the most important events for the people of Mae Hong Son.
The first two days involve small groups of boys in full Sang Long dress traveling from wat to wat in Mueang Mae Hong Son and participate in short ceremonies at each wat. The processions are small yet colorful and vibrant. The height of the festival takes place on day three, beginning with an early morning ceremony at Wat Don Chedi at about 6am, followed by a huge parade that tours around the city and ends where it began.
Chakri Memorial Day | April 6th |
Chakri Memorial Day observes the establishment of the Chakri Dynasty and the founding of Krung Thep (Bangkok) by King Buddha Yodfa Chulaloke the Great in 1782.
Si Satchanalai Elephant Back Ordination Procession | April 7th |
The parade of Nak (an aspirant to be ordained as a Buddhist monk) on the backs of beautifully decorated elephants is sure to delight. Nak will be wearing sunglasses and exquisite outfits of colorful Thai Phuan ethnic clothes.
